The appraisal
Mission Place is a Trust Housing Association sheltered housing development in Motherwell. We surveyed the communal areas position by position — two floors, seven hallways, stairwells and two common rooms — and recorded every fitting individually before specifying anything.
The appraisal reached a different answer in almost every room. Where the existing fitting was an ASD Harmony and was worth keeping, we remanufactured it: the original aluminium housing and polycarbonate diffuser retained, everything inside replaced, built to a 26-point specification with a verification method against every requirement.
Where it was not worth keeping, we specified bought-in replacements by name — and in two positions specified new product in preference to a remanufactured one.
Occupied building
Installation ran circuit by circuit in an occupied building, with residents at home throughout and no decant. We issued 47 Minor Works Certificates and a BS 5266-1 emergency lighting completion certificate with the full compliance checklist completed, not simply signed.
A year later the same remanufactured product was specified again for a second Trust Housing scheme.




Embodied carbon
19.9 kgCO₂e is embodied carbon retained — the carbon in the housing and the diffuser we did not have to make again. It is not an operational energy saving.
A remanufactured fitting and an equivalent new one draw the same load, so the energy saving at Mission Place came from replacing what was there before, which is a different comparison against a different baseline.
